Davenport is located in the center of Florida in North East Polk County. The city itself is very small but offers a lot in charm and warmth. Davenport was incorporated in 1915. Davenport, Florida used to be well known for its’ minor league baseball park that would attract spring training and minor league teams. The area was nicknamed “Baseball City” for its’ Boardwalk and Baseball theme park that included the Baseball City Stadium, rides, an IMAX theatre and exhibits with artifacts from the Baseball Hall of Fame. The stadium was home to the Kansas City Royals from Fort Myers, Florida and was the site of their Class A Florida State League. The Baseball City Royals and the GCL Royals also used the stadium. The theme park was short lived and was demolished in 1990. Within a few years after, the stadium and the theatre were eliminated too and the land was sold and developed into Posner Park, a large outdoor retail complex.
The economy is centered primarily in retail and food and beverage establishments.
The town is essentially residential in character and consists of many sub-divisions with various homestyles and amenities. The majority of single family home designs are “Florida Style”. These homes are designed to be comfortable and livable in our warm Florida climate. Stucco exteriors with clay tile roofs are popular. The interiors of these homes are designed with open living space allowing for air to circulate more freely throughout the home. Customarily, Florida homes focus on the backyard area, which usually includes a terrace, lanai, deck or patio that borders a pool.
Vacation homes are plentiful and are generally located in gated communities with a wide array of amenities. Typically, vacation communities include attractive resort facilities with pools, tennis courts and activity rooms for fitness and recreation. Some of these communities have their own private golf course and clubhouse. These communities are zoned so that families or investors can buy a property and rent it out on a weekly basis to vacationing families.
55 and over communities are popular in Florida and Davenport is home to several Retirement Communities; also known as Active Adult Communities. The semi-tropical climate and numerous attractions make this area an ideal spot for many retirees, and our retirement-friendly state tax laws help retirees to live comfortably on a fixed-income.
One of the more prominent communities in Davenport is Providence; a gated golf community. Providence is a master-planned community featuring a family-oriented Fitness and Aquatic Center, a championship 18-hole golf course with an elaborate Golf Clubhouse with pro shop, a 200 seat restaurant and lounge, two swimming pools (a resort-style pool and a lap pool), lighted tennis courts, a 24 hour manned gatehouse and wide sidewalks for bicycling, jogging and walking. Five Orlando home builders were chosen to build in the community of Providence.
