Orange County Flourishing

Approximately 900 people move to Florida every day; with the Orlando-Kissimmee-Sanford Metropolitan area being the fastest growing city in Florida and ranked fourth place overall in Forbes’ recently released 2018 list of America’s Fastest Growing Cities.   Young professionals are flocking to the area due to its’ projected job and wage growth. The Florida Department of Economic Opportunity, is forecasting a 12.1% growth in employment for all industries by 2026 in Orange County, FL.

Tis the Season

This is our busy season with all the snowbirds and vacationers coming into the state during the cold winter months up North.  The weather is beautiful this time of year; warm (mid 70’s during the day and 50’s at night), sunny and dry with little chance of rain.  I have been living in Central Florida for 20 years.  Central Florida is abundant with choices and I am blessed to be able to call this my home.

On the Home Front

Buying or Selling a home without representation is like Deep Frying the Thanksgiving turkey with no clue; sometimes you get burnt.   An established, local agent provides a wealth of knowledge and can explain the different types of zoning laws that determine if the property lies in a residential area vs. a short-term vacation rental neighborhood or a 55+ community.  We know the current market conditions and can explain closing procedures, costs and fees.  We can tell you about home inspections, property insurance, tax exemptions, HOA rules and regulations and deed restrictions.  We can help you choose reputable lenders, home inspectors and licensed contractors.  Lastly, we can negotiate a fair deal to help you avoid common issues that come up during escrow that can cost you money and leave you without a home.  You need to find a good Real Estate Agent that you can trust so that you can make the most informed decision when purchasing a home. 

New Construction

As you probably know, the sales agents at new construction sites, represent the builder, not you.  The truth is, you need a buyer’s agent to look out for your interests when buying new construction. As with any home purchase, there are too many potential pitfalls, hidden risks, and complications involved in the process to guarantee a good result unless you have experienced help.  Having someone in your corner with experience can be a huge asset.
